More Than One Property Manager Looking After Your Property

One of the biggest differences at Keyline is that your property doesn’t rely on one person.

You will have a Property Manager who knows your property and is your main point of contact, but they have a whole team behind them.

Our team works together across property management, leasing, inspections, accounts and administration. If someone is away or tied up, your property doesn’t just sit there waiting for them to come back.

Four Routine Inspections Every Year

We inspect our properties every three months, but it’s not just the frequency of our inspections that matters. It’s what we look for during them.

A routine inspection should be about more than whether a property is clean and tidy. We take the opportunity to look closely at the condition of the property, checking for signs of leaks, mould, cracking, water damage, deteriorating flexi hoses, overgrown vegetation and other maintenance concerns that may otherwise go unnoticed.

Many of these issues are relatively minor when identified early, but can become costly when left for months at a time. A small leak may require a simple repair today, but if left unnoticed, it can lead to damaged flooring, cabinetry, walls, mould and thousands of dollars in repairs.

That’s why we inspect four times a year and why our team is trained to know what to look for. By identifying issues early, we save our clients tens of thousands of dollars every year in unnecessary repairs.

360° Inspection Reports

Every routine inspection includes detailed photos and a 360° virtual tour. This means you can actually see how your property is being looked after, even if you live interstate or overseas.

It also gives us a much better record of the condition of the property if we ever need to refer back to it later.

We Look Beyond The Application

Choosing the right tenant is one of the most important parts of managing your property. A person can look great on paper, but there is more to choosing a tenant than their income and rental history.

Wherever possible, we meet the applicants we are considering. If they can’t attend an inspection, we can arrange a video call and walkthrough instead. It gives us a much better idea of who they are, how they communicate and whether they actually want the property.

We will give you the best applications, along with our recommendation, but at the end of the day it is your property and the decision is always yours. If you’re not happy with the applicants, we keep looking.

We Stay On Top Of Arrears

We are very strict with rent arrears. If a tenant falls behind, we start following it up early. We don’t leave it for a week and hope they catch up.

A big part of preventing arrears also happens when the tenant first moves in. We explain how their rent works, when it is due and what is expected of them so there isn’t confusion later. If arrears continue, we follow the required process and keep you updated along the way.

Rent Reviews That Are Actually Based On The Market

When your tenant’s lease is coming up for renewal, we look at what comparable properties are renting for and give you our recommendation. Even being $20 per week below market is more than $1,000 in rent over a year.

We will always tell you what we think your property should be achieving and show you why. If you don’t want to increase the rent, that’s completely your decision. That’s fine, we find our happy Landlords like to be informed even if they don’t want to increase the rent. 

We Start Thinking About Vacancy Early

We don’t want to find out two weeks before the end of a lease that your tenant is leaving. We start asking you and your Tenant your intentions with the current lease around three months before the lease expires. If they’re staying, it gives us plenty of time to organise the renewal and review the rent. 

If they’re leaving, we have time to get everything ready and start advertising early so we can reduce the number of days your property sits empty. Every vacant week is a week of rent you don’t get back.

Maintenance | We Keep An Eye On What Things Are Costing You

We use local trades that we know and trust, but that doesn’t mean they get the work forever regardless of what they charge. We keep an eye on pricing, get other quotes where needed and make sure the work being recommended actually needs to be done. If we’re not happy with a contractor’s pricing, service or workmanship, we’ll look for a better option. 

A cheap management fee doesn’t mean much if you’re paying hundreds or thousands more than you need to in maintenance each year.
